BBCC set to transform KL

BBCC set to transform KL

A new world: BBCC’s chief executive director Datuk Richard Ong (left) showing Najib the model of the complex during the groundbreaking ceremony in Kuala Lumpur. Also present were (from third left, front row) Mitsui Fudosan Asia Malaysia & MFBBCC Retail Mall managing director Takehito Fukui, Dr Mohd Shafei, Liew and EPF CEO Datuk Shahril Ridza Ridzuan.

The groundbreaking ceremony of the Bukit Bintang City Centre (BBCC) and a retail mall marks the start of the ambitious transformation of an iconic landmark in the city.

The BBCC and Mitsui Shopping Park (LaLaport KL) projects have entered its construction stage with Datuk Seri Najib Tun Razak performing the groundbreaking yesterday.

The Prime Minister said the BBCC was a successful example of public-private collaboration which the Government was keen to promote.

“BBCC is also an example of the key projects which support the Government’s focus under the Economic Transformation Programme for Greater KL and Klang Valley,” Najib said in his speech.

Also present were Second Finance Minister Datuk Seri Johari Abdul Ghani, Urban Development Authority (UDA) Holdings Bhd and BBCC Development Sdn Bhd chairman Datuk Seri Dr Mohd Shafei Abdullah and Eco World Development Group Bhd chairman Tan Sri Liew Kee Sin.

Najib said the site was historical as it was where the old colonial-era Pudu Prison used to be, adding that it would be transformed into a world-class integrated development by 2020.

“With the scarcity of land in a developed capital city like Kuala Lumpur, it is essential that re-development of the city centre’s brownfield sites is done carefully and very well.

“I am pleased that the BBCC consortium has a spectacular masterplan to regenerate this historical location,” he added.

The BBCC sprawls over 7.85ha and will have a total gross built-up area of 6.7 million sq ft with a gross domestic value of RM8.7bil. The project is spearheaded by UDA, Eco World and the Employees Provident Fund (EPF) board.
v Phase one, scheduled to be completed by December 2020, will comprise a retail mall, entertainment hub, a four-star hotel, strata office and two blocks of serviced apartments.

The LaLaport KL retail project is a joint venture between Mitsui Fudosan Asia and BBCC Development Sdn Bhd and will have a built-up area of 1.4 million sq ft.

Poised to be the new centre of attraction for Malaysians and tourists, it will be the first LaLaport branded shopping mall in South-East Asia as well as Mitsui’s flagship project in the region.

The BBCC, said Najib, would also have its own purpose-built Transit Hub to connect to the nearby LRT, MRT and monorail stations.

“From early on, the Government has taken very seriously the challenges of our public transport system.

“Besides expediting the completion of the LRT extension, the Government has rapidly undertaken the construction of the MRT system.

“By the time BBCC opens its doors, an integrated network of KTM, LRT and MRT lines, as well as the city centre’s monorail, will be efficiently transporting commuters around the city, Greater KL, Klang Valley and beyond,” said Najib.

Calling it an iconic development, Najib is certain the project will draw people.

“With our investor friends from Japan working in partnership with the Malaysian joint developers, I am confident that BBCC will succeed in further uplifting the image of Kuala Lumpur as an international modern metropolis,” he said.

Najib said the BBCC project, with its fully integrated retail, leisure and entertainment attractions, the unique Malaysia Grand Bazaar initiated by UDA and Zepp KL Concert Hall by Sony Music Japan, will contribute significantly towards efforts to make the country a tourism hub.

Petaling Street hawkers may close on Sept 16

Petaling Street hawkers may close on Sept 16

Some 80% of the hawkers in Petaling Street have indicated that they will close on Sept 16 to avoid any untoward incident should the "Red Shirt" gathering go ahead.

The mammoth anti-Bersih rally planned by the Himpunan Maruah Melayu, which has identified Bukit Bintang, Law Yat Plaza and Petaling Street as gathering points, has raised the concern of traders in those areas.

Apart from the Petaling Street hawkers, traders in Bukit Bintang are also ready to declare a day off on Malaysia Day.

According to Sin Chew Daily, hawkers in China Town are keeping close tabs on the development of the planned rally, and the majority of them are prepared to stay closed when the rally takes place to avoid possible confrontation with the protesters.

Some of the petty traders interviewed by the daily said since the majority of their customers are Chinese, they decided to take a break on Sept 16 as they believe Chinese would avoid Petaling Street that day.

Some of them told the daily that up to 80% of the hawkers would not open for business as they are worried that the Red Shirt rally, which has a racial connotation based on remarks posted by Himpunan Maruah Melayu on social media, may not be as peaceful as the Bersih 4.0 rally held on the eve of Merdeka Day.

However, a small group of the hawkers are keeping their options open, believing that police would adopt the same stand they took during the Bersih rally and would be able to control the crowd.

Meanwhile, Kuala Lumpur Hawkers and Petty Traders Association chairman Datuk Ang Say Tee said neither Bukit Bintang nor Petaling Street is suitable for big rallies as they would affect both traders and tourists.

"If such rallies have to be held, the Merdeka Square is a more suitable venue, not crowded tourist spots."

Ang said he is working closely with the police and hoped that they would act to stop the rally.

However, he urged the traders concerned to close for business if the organisers insist on having the rally and use Bukit Bintang and Petaling Street as gathering points.

He said he will use all available channels to notify traders of the association's decision, adding that those who ignore its advice would be left to their own devices.

Sungei Wang Plaza undergoes major facelift

Sungei Wang Plaza undergoes major facelift to keep up with the times

Staying relevant: An artist’s impression of Sungei Wang Plaza’s facade with its completed walkways.

IN a crowded marketplace where more than a dozen stalls are selling the same product, how does one stay relevant?

“Well, you have to reinvent yourself when you get a little older and keep doing so to stay competitive,’’ said Sungei Wang Plaza complex manager F.K. Tang.

He describes Bukit Bintang’s oldest mall, which opened 36 years ago, as a unique product, being the golden triangle’s first real shopping complex and it has been consistent in reinventing itself to continue attracting shoppers.

“It has managed to stay popular despite facing stiff competition from modern complexes such as Lot 10, Berjaya Times Square, Starhill Gallery and Pavilion Kuala Lumpur.

“We were the first and we were unique and iconic. But those days are over and like everyone else, we too need to remain relevant to stay on top,’’ said Tang, adding that the retail sector was continuously transforming itself and industry players had no choice but change with the times.

Tang said the Government’s plan to turn Bukit Bintang and KLCC into the country’s official premier shopping districts was in line with its Tourism National Key Economic Area (NKEA), thus serving as a catalyst to change.

The mall, which name when translated means “River of Gold”, is undergoing massive refurbishment involving the facade, ceilings, flooring, stage, toilets and other new additions.

Despite the refurbishment works, shoppers are still allowed in.

Unique: The iconic Sungei Wang Plaza looking brighter and better with new tiles.

“Work is only carried out after 10pm when the mall closes. We have, however, ensured that safety measures are in place, including making sure there is sufficient temporary lighting,’’ said Tang.

He said signs had been placed at strategic locations to alert shoppers.

“Once work is completed, the mall will be better and brighter, offering shoppers convenience and a pleasant experience,” he said, adding that the RM40mil refurbishment was expected to be completed by the end of October.

The mall, with its maze of corridors and walkways, is usually packed with people, especially during weekends.

Tang said the draw was the hundreds of small shops and kiosks offering a diverse range of products.

Sungei Wang opened in 1977 as a strata-title mall when it was first developed by Sungei Wang Plaza Sdn Bhd. Out of the nett lettable area (NLA) measuring 8,000 sq ft, CapitaMalls now owns 61.9% of the units or a NLA of 450,470 sq ft.

“With more than 800 shops covering about 1.2 million sq ft, Sungei Wang is a treasure trove.

“We are popular for fashion and beauty products. We have at least 10 haircare retailers, a major mobile phone market as well as extensive food and beverage choices, ” he said.

The award-winning mall’s latest addition is a food court with a modern feel.

The other draw is that Sungei Wang makes it a point to organise activities for all during the festive and school holiday period.

“They do not call us the happening mall for nothing,’’ said Tang.

“Our calendar is marked with a range of activities to keep shoppers entertained all year round.

“Last year, we held concerts, contests, fashion shows and corporate social responsibility programmes for shoppers.

An important feature in the refurbishment exercise involves a covered walkway that will be built along the fiesta street in front of the mall, offering the public seamless connectivity.

The walkway will be linked to Kuala Lumpur City Hall’s walkway, which starts from Imbi Plaza to the Bukit Bintang monorail station, and will include the Bukit Bintang MRT station that is under construction.

“Connectivity and accessibility are important factors that make a city a tourist attraction and we want to ensure that our mall is well connected,’’ Tang said.

In a survey conducted by CNN recently, Kuala Lumpur was ranked the fourth best shopping city. How-ever, despite scoring high points for value and variety, it scored low for connectivity.

“We need to improve in this aspect as it is important, just like how taxi services are important to draw the crowd,’’ Tang said.

For Sungei Wang Plaza, winning awards is nothing new.

In 2001, it received the Excellence Award (Shopping Centre category) from then Kuala Lumpur mayor Tan Sri Ahmad Fuad Ismail at the Kuala Lumpur Mayor’s Tourism Awards.

The award is aimed at recognising and rewarding establishments and individuals who have helped promote Kuala Lumpur as an international tourist destination.

“The award recognises the best brands from Malaysia and Asia-Pacific, and Sungei Wang Plaza was selected based on criteria such as brand strategy, identity and brand culture,’’ Tang explained.

Other international awards won by the mall include the FIABCI Prix d’Excellence 1996 (Special Award-Retail Properties Category) from the Federation Internationale des Admin-strateurs de Biens et de Conseil Immobiliers, the Tourism Malaysia Awards for the Best Shopping Com-plex in 1996/1997 and the Best Supporting Shopping Outlet - Shop-ping Complex Category 2001/2002.

Sungei Wang also emerged first runner-up in the Flora Fest 2007- Shopping Complex Lobby Floral Decoration competition.

“We are not aiming to be different; we are different.

“We want to be the best and to achieve this, we are changing with the times,’’ said Tang.

2)Impiana
